A Multiplex Is A Residential Building With More Than One Unit For Use By Multiple Families. You Are Permitted To Build A Multiplex On Your Lot If It Is Zoned For Such Use, R, RD, RS, RM Or RT Are Currently The Areas Zoned For Multiplex Building In Most Municipalities.
Yes, You Are Permitted To Have A Balcony Or Deck In Your Multiplex For Each Unit But If It Is A Laneway Or Garden Suite Then You May Not Be Permitted And Will Have To Opt For Outdoor Space.
A Minor Variance To The Zoning By-Law Can Be Permitted Expressly Or It May Have To Go To The Committee Of Adjustment Which Would Be A Multiple Month Process For Approval.
The Rules Are Changing Annually And It Depends On The City You Are In, Toronto Is Allowing Up To 5 Units Including An Ancillary Laneway Or Garden Suite.

This Would Depend On Your City/Municipality, Lot Size And Setbacks From Other Buildings And Property Lines. Most Laneways And Garden Suites Are Between 400 And 1600 Square Feet. Cities Like Toronto And Hamilton Allow You To Have A Basement As Well Adding A Significant Amount Of Living Space.
Time Frames Are Variable On The City Requirements And The Complexity Of Build. For An Average Time To Build A New Single-Family Home Or Fourplex That is 4000 Square Feet It Will Take Around 8-9 Months For Construction And 3-4 Months For Permit Process For A Total Time Of Around A Year From Project Conception To Completion.

A Triplex Conversion From A Single Family Home Would Take Around 6-8 Months Total From Conception To Completion
